Austin’s luxury real estate market is setting new records this summer, with multimillion-dollar sales, record price-per-square-foot highs, and nearly $1.2B in exclusive off-market inventory.

As we wrap up summer here in Austin, one thing is certain: our luxury real estate market shows no signs of slowing down. From stunning Westlake estates to exclusive Lake Austin retreats, sales activity continues to hit new highs, both on the MLS and in the private market.

 

Records Being Set This Year

This summer has been a season of milestones. July brought us a $7,050,000 closing in Westlake, while August followed closely with a $6,400,000 sale in Bee Cave. But those aren’t the only numbers worth noting.

In 2024, Barton Creek held the crown with the highest MLS sale at $9,650,000. Fast forward to 2025, and we’ve already exceeded that record with a $13,950,000 sale on Lake Austin.

Price per square foot records are also being rewritten. Last year, the high mark was $2,173 PPSF—this year, we’ve already reached $2,380 PPSF on Lake Austin. For buyers and sellers alike, these benchmarks highlight the strength and resilience of Austin’s luxury market.

And when it comes to current opportunities, the MLS still has some remarkable listings:

  • The highest priced active home is $19,000,000 on Lake Austin.
  • The most expensive pending property is also on Lake Austin, under contract at $8,995,000.

 

A Closer Look at July’s Market

According to the Institute for Luxury Home Marketing, here is an overview of the July residential luxury real estate market including single family and attached homes.

 

 

  • Single-family homes in Austin’s luxury market are balanced, with a 13% sales ratio and a median price of $1,845,000. Homes averaged 43 days on market and sold for 95.73% of list price. The sweet spot right now? The $2M–$2.25M range, where demand is strongest.

 

 

 

 

  • Attached luxury homes lean more toward a buyer’s market, with a 7% sales ratio and a median price of $1,130,000. Interestingly, time on market has improved—down to 45 days compared to 62 last year—and properties are selling for about 95.15% of list price.
