March 2026 Austin Luxury Real Estate Market Report: Luxury Home Sales Gain Momentum Heading into Spring

Spring has officially arrived, and with it comes renewed momentum across Austin's luxury real estate market. While buyers continue to benefit from increased inventory and greater negotiating power than we've seen in recent years, March marked a notable shift in market activity. Luxury home sales accelerated significantly, the single-family market moved into balanced territory, and several price segments experienced exceptionally strong buyer demand.

For buyers, this means more opportunities remain available—but the best homes are beginning to sell more quickly. For sellers, today's market is rewarding strategic pricing, thoughtful preparation, and exceptional marketing more than ever before.

Here's a closer look at what happened in Austin's luxury real estate market during March 2026.

Austin Luxury Single-Family Home Market

The Institute for Luxury Home Marketing currently defines Austin luxury single-family homes as those priced at $1.4 million and above.

Perhaps the biggest story this month is that Austin's luxury single-family market has officially transitioned from a buyer's market into a balanced market. While inventory continued to grow, buyer activity increased at an even faster pace, resulting in one of the healthiest luxury markets we've seen in months.

Compared to March 2025:

• Inventory decreased approximately 12% year over year.
• Luxury home sales increased 12%.
• Median luxury sales price climbed to $2.20 million, a 14% increase over last year.
• Average price per square foot increased 8% to $608 per square foot.
• Homes sold for 95.50% of list price.
• Median days on market increased modestly from 29 days to 34 days, indicating buyers remain selective despite stronger activity.

One of the most encouraging trends is that while buyers continue negotiating, they are making decisions with greater confidence than earlier this year. Sales increased substantially from February while inventory remained healthy, creating a much more balanced environment between buyers and sellers.

The Strongest Luxury Single-Family Selling Segments

Although Austin's luxury market is balanced overall, demand continues to concentrate within specific price ranges.

The strongest-performing luxury segment in March was:

With a sales ratio exceeding 21%, this price segment actually moved into seller's market territory, making it the strongest-performing luxury price point in Austin during March.

Additional high-performing segments included:

$1,500,000–$1,599,999

• 6 homes sold
• 36 active listings
17% Sales Ratio

$1,700,000–$1,799,999

• 7 homes sold

The strongest-performing homes were between 2,000 and 3,499 square feet, posting a remarkable 21% sales ratio, demonstrating continued buyer preference for luxury homes that offer exceptional design and functionality without excessive square footage.

This reinforces a trend we've been seeing for several months: today's luxury buyers continue to prioritize quality, location, thoughtful floor plans, and lifestyle over simply purchasing the largest home available.

Austin Luxury Attached Homes (Luxury Condos & Townhomes)

Luxury attached homes in Austin continue to begin at $800,000.

While this segment remains a buyer's market overall, several encouraging trends emerged during March.

Compared to March 2025:

• Inventory increased 10%.
• Sales declined 19%.
• Median luxury sales price measured $975,000.
• Homes sold for an impressive 96.80% of list price.
• Median days on market improved dramatically from 59 days to only 23 days.

That last statistic may be the most significant takeaway.

Although overall sales volume softened, the attached homes that were priced appropriately and offered desirable locations or amenities sold much more quickly than they did a year ago. This suggests buyers remain active—they're simply becoming increasingly selective.

The Strongest Luxury Attached Home Selling Segments

Demand in Austin's luxury condo and townhome market continues to be concentrated within a few specific price ranges.

The strongest-performing segment during March was:

$1,200,000–$1,299,999

• 4 homes sold
• 19 active listings
21% Sales Ratio

This price range reached seller's market conditions, demonstrating particularly strong buyer demand.

Additional active segments included:

$2,500,000–$2,999,999

• 1 sale
• 10 active listings
18% Sales Ratio

Homes Between 2,500–2,999 Square Feet

• 6 sales
• 33 active listings
18% Sales Ratio

These numbers reinforce that luxury buyers continue to place a premium on larger, well-designed attached residences offering lock-and-leave convenience combined with premium finishes and desirable locations.

What This Means for Buyers

March offered encouraging signs for luxury buyers.

Inventory remains significantly healthier than during the competitive pandemic years, giving buyers more opportunities to compare homes, negotiate terms, and make informed decisions.

However, demand is beginning to strengthen.

The strongest price segments are already moving into balanced—and even seller's market—conditions, meaning buyers who find exceptional properties should be prepared to act decisively.

Today's market rewards preparation. Buyers who have financing in place and understand current market values will be in the strongest position to capitalize on opportunities.

What This Means for Sellers

For luxury sellers, March delivered positive news.

The market is becoming healthier, buyer activity is increasing, and luxury home values continue to appreciate.

At the same time, buyers remain highly educated and extremely selective.

The homes generating the strongest activity share several common characteristics:

As we move deeper into the spring selling season, Austin's luxury market appears to be gaining momentum.

The transition to a balanced single-family market, rising luxury home prices, and increasing sales activity all point toward improving confidence among luxury buyers.

If this trend continues through April and May, we may begin to see additional price segments shift toward seller's market conditions, particularly in the $2 million to $2.5 million range where demand is already exceptionally strong.

At the same time, buyers continue to enjoy meaningful opportunities thanks to healthy inventory levels across much of the market.
