The State of Austin Luxury Real Estate: Mid-Year 2026 Market Report
Inside Austin Luxury with Megan Kirkpatrick | Public MLS & Private Luxury Market Intelligence
Market data through July 16, 2026
What's Really Happening in Austin's Luxury Real Estate Market?
If you've been following Austin's real estate market, you've probably noticed that the headlines don't always tell the same story.
Are luxury home prices rising? Are buyers gaining negotiating power? Are sellers seeing stronger demand? And what about the luxury properties that never appear on Zillow, Realtor.com, or other public real estate websites?
The answers depend on where you're looking.
Austin's luxury real estate market is made up of many smaller markets, each influenced by location, price point, property condition, lifestyle, and available inventory.
That's one of the reasons I created The State of Austin Luxury, a comprehensive market report I plan to prepare two to three times per year as long as demand continues.
I combine statistics from the Institute for Luxury Home Marketing, Austin MLS sales and inventory data and privately marketed properties to provide a broader understanding of what's happening throughout Austin and the surrounding Texas Hill Country.
My goal is to share thoughtful, accurate information that helps you make informed real estate decisions, whether you're buying, selling, relocating, investing or simply interested in understanding the value of luxury real estate in Austin.
Is Austin's Luxury Real Estate Market a Buyer's or Seller's Market?
According to the June 2026 report from the Institute for Luxury Home Marketing, Austin's luxury single-family market reached a 21% sales ratio, placing it at the threshold of seller's market territory under the Institute's classification.
Just one month earlier, the sales ratio was 20%, indicating a balanced market.
The sales ratio compares the number of homes sold during a period with the number of homes available for sale. A higher ratio generally indicates stronger demand relative to inventory.
One of the more interesting changes is how quickly luxury homes are selling.
Median days on market declined from 58 days in June 2025 to 33 days in June 2026, a decrease of approximately 43%.
However, I think it's important to understand that a seller's market classification doesn't mean every property will sell quickly or command its asking price.
Austin's luxury market is very property-specific. A beautifully prepared home in a desirable location may experience strong interest, while another property in a different price range may require more time or a different pricing strategy.
The luxury attached-home market, including condominiums and townhomes, has also improved, reaching a balanced market with a 15% sales ratio.
My takeaway: Buyer demand has strengthened in several luxury segments, but the advantage still depends heavily on the individual property and its competition.
Which Austin Luxury Home Price Ranges Are Performing Best?
One of the questions I hear frequently is, "Where are luxury buyers most active?"
Based on the June ILHM report, three price ranges stand out.
Luxury price range | Sales ratio | Market conditions |
|---|---|---|
$1.8M–$1.9M | 55% | Strong seller's market |
$2M–$2.249M | Approximately 47% | Strong seller's market |
$1.4M–$1.499M | Approximately 31% | Seller's market |
The $1.8 million to $1.9 million segment leads the market with a 55% sales ratio.
What's particularly interesting is how differently luxury price points can perform within the same city.
For sellers, this reinforces the importance of evaluating the competing properties within your specific price range.
For buyers, it means there may be opportunities in one segment even when another is experiencing considerable competition.
These rankings are based on the ILHM public-market data, not a combined MLS and private-market sales ratio. Private inventory cannot be incorporated into the same calculation without comparable, verified private sales figures.
What Were Austin's Highest-Priced Luxury Home Sales in 2026?
Some of the most interesting transactions of the year have occurred in established luxury communities throughout West Austin, Barton Creek, and Lake Austin.
Based on the supplied MLS closed-sales report, the following were the four highest closed transactions in that report through July 16, 2026.
Property | Location | Closed price | Closing date |
|---|---|---|---|
11949 Overlook Pass | $12,006,340 | May 12, 2026 | |
1700 Lakeshore Drive | $8,520,000 | June 30, 2026 | |
203 Buckeye Trail | Overlook at West Lake / Westlake | $8,372,500 | April 24, 2026 |
1104 Marly Way | Seven Oaks | $8,250,000 | April 16, 2026 |
These transactions offer an interesting look at the upper end of Austin's luxury market.
The highest recorded transaction in this selection, 11949 Overlook Pass, closed for just over $12 million on approximately 24 acres in Barton Creek Preserve.
Meanwhile, the sale at 1700 Lakeshore Drive illustrates continued activity in the Lake Austin area.
The transactions in Westlake and Seven Oaks further demonstrate the range of properties and locations attracting high-end buyers.
These sales are important reference points, but they don't necessarily establish the market value of another home in the same neighborhood.
Luxury properties are often unique, and factors such as acreage, waterfront access, architectural quality, views, construction, and privacy can create significant differences in value.
Data note: The supplied MLS closed-sales export covers February 1 through July 16, 2026, with a specific price and geographic filter. These are the highest sales in that export, rather than a verified ranking of every Austin-area transaction beginning January 1.
What Are the Highest-Priced Luxury Homes Available on the MLS?
Austin's publicly marketed luxury inventory includes several significant properties.
Among the highest-priced active single-family residential listings in the supplied Travis County MLS report dated July 16, 2026:
Property | Location | Asking price |
|---|---|---|
15016 Flat Top Ranch Road | Steiner Ranch / Lake Austin | $20,000,000 |
4625 Rockcliff Road | Rockcliff Estates / Westlake / Lake Austin | $19,000,000 |
26100 Countryside Drive | Lakeway area | $15,950,000 |
1003 The High Road | Scenic View West / Westlake | $15,900,000 |
123 Vicinity Trail | Pedernales area / Spicewood | $15,000,000 |
These properties demonstrate the diversity of Austin's upper-tier luxury inventory, from large residential estates to properties with substantial acreage.
It's also worth noting that an asking price is not the same as a sale price.
At the highest end of the luxury market, properties can be highly individualized, and the relationship between asking price and eventual transaction price can vary considerably.
Which High-Priced MLS Properties Were Under Contract?
Pending transactions provide another useful indicator of market activity, although final prices are not known until closing.
The supplied July 16 MLS report identified these notable properties:
Property | Status | Last reported asking price |
|---|---|---|
7001 Oak Shores & 3607 Robbins Drive | Active under contract | $11,150,000 |
3614 Murillo Circle | Pending | $8,495,000 |
716 Laurel Valley Road | Active under contract | $8,350,000 |
These properties had not been reported as closed in the supplied snapshot. Their asking prices should not be interpreted as confirmed transaction values.
What Is Austin's Private Luxury Real Estate Market?
One of the most important things I want buyers and sellers to understand is that not every available luxury property is advertised publicly.
Some homeowners prefer to market their properties privately through established broker relationships and networks such as the .
There are several reasons sellers may choose this approach.
Some value discretion and privacy. Others prefer a more controlled showing process or want to evaluate interest before considering a broader public marketing campaign.
For buyers, private marketing may create opportunities to discover properties that aren't easily found through traditional online searches.
For sellers, it can provide an additional strategy to consider when deciding how and when to introduce a property to the market.
However, private marketing is not necessarily the best approach for every property. Public exposure, market reach, privacy, and the seller's individual goals all deserve consideration.
How Much Luxury Inventory Is Available on the Private Austin Real Estate Market?
The active residential search supplied for this analysis returned 362 listings.
This represents a substantial additional source of luxury property information for participating brokers.
Some private market listings display prices as "Upon Request." As a result, a complete dollar-volume calculation requires separating properties with disclosed asking prices from those without them. However, the benchmark price for a majority of these private market listings is $1.5 million.
The 362-listing figure is therefore best understood as the number of results in the supplied active search, not 362 verified properties exclusive to the private market.
For buyers and sellers, the significance is that understanding Austin's luxury inventory requires looking beyond one database.
What Are the Highest-Priced Active Properties?
Among the notable privately marketed properties, with specific addresses limited due to privacy:
Property | Location | Reported asking price |
|---|---|---|
Villa Serena on Lake Austin | Austin, TX 78731 | $29,950,000 |
Hillview Road | Austin, TX 78703 | $23,500,000 |
Rivercrest Drive | Austin, TX 78746 | $15,000,000 |
Bruton Springs Road | Austin, TX 78733 | $14,750,000 |
Camp Craft Road | Austin, TX 78746 | $11,499,000 |
Villa Serena on Lake Austin is a particularly notable example, with a reported asking price of nearly $30 million.
The property was marketed as a waterfront estate with approximately 2.02 acres and 7,803 square feet in the supplied data.
The $23.5 million offering on Hillview Road is another example of the extraordinary pricing found in Austin's upper-tier residential market.
Other properties, including The Tarryhill Estate in the 78703 area, were listed with pricing available upon request.
These examples illustrate the importance of considering privately marketed properties alongside public listings when evaluating the luxury market.
They should not be interpreted as a definitive ranking of every private market listing without a complete price-sorted review, and their current status should be reconfirmed before arranging showings.
What Are the Highest-Priced Pending Properties in the ?
Pending private-market listings are especially interesting because they provide insight into properties that have attracted buyers without necessarily being broadly marketed through public websites.
Among the notable pending properties in the supplied data:
Edgewater Drive — Austin, TX 78733
- Reported asking price: $15,000,000
- Status: Pending / Back Ups
- Approximately almost 9.5 acres
- Approximately 7,500 est. square feet
- Six bedrooms
This is a significant upper-tier transaction to watch.
The pending private market inventory also included properties such as an estate on N. Weston Lane in Austin, TX 78746, with pricing available upon request.
Because these transactions were pending at the time of the snapshot, the actual contract prices are not publicly established by the information provided.
I also think it's important to respect the privacy expectations associated with privately marketed properties. Any property-specific information shared publicly should be consistent with the listing broker's marketing authorization.
What Does This Mean for Luxury Home Buyers?
If you're considering purchasing a luxury home in Austin, I would encourage you to look beyond broad market headlines.
A market described as favoring sellers doesn't mean every home is receiving multiple offers.
Some neighborhoods and price points may have limited inventory and strong competition, while others may offer more choices and greater negotiating flexibility.
Understanding the public MLS market is important, but evaluating private opportunities may also broaden your options.
The goal is to identify properties that align with your lifestyle, priorities, and long-term plans while understanding their value relative to competing properties.
What Does This Mean for Luxury Home Sellers?
If you're considering selling, the first step is understanding your home's position within its specific market.
The strongest-performing luxury price ranges may be encouraging, but that doesn't mean pricing aggressively will produce the best result.
Luxury buyers tend to evaluate properties carefully, especially when comparing architecture, condition, lot characteristics, location, amenities, and overall value.
I believe a thoughtful selling strategy begins with understanding the competition, preparing the property appropriately, and determining the right combination of public and private marketing.
For some sellers, discretion is the priority.
For others, maximum public exposure may be more important.
The right approach should be based on the property and the seller's goals rather than a one-size-fits-all strategy.
My Biggest Takeaway From Austin's Mid-Year 2026 Luxury Market
After reviewing the Institute for Luxury Home Marketing statistics, MLS transactions, and inventory, one thing stands out.
Austin's luxury market is not moving uniformly.
Some price ranges have experienced strong buyer activity, while others remain more favorable for buyers.
The upper end of the market continues to include extraordinary properties, with significant asking prices across waterfront, estate, and established luxury neighborhoods.
And private marketing remains an important part of the luxury real estate landscape that deserves consideration alongside publicly available data.
My goal in producing this report is not simply to share numbers.
It's to help you understand what those numbers mean and how they may affect your real estate decisions.
